AA Home Insurance has revealed the top features that homebuyers are looking for in a new property. Surveying 661 individuals planning to move in 2024, the results highlight the most sought-after features:
1. A Garden (43% of Respondents)
Unsurprisingly, a garden tops the list. Whether for hosting parties or creating a play area for children, having outdoor space remains a key priority. Gus Park from AA Home Insurance notes, "Having a green space of our own still tops the charts when it comes to buying a house." However, properties with larger gardens tend to be more expensive, with Savills reporting a 39% higher cost per square meter.
2. Off-Street Parking (38%)
Homebuyers also highly value off-street parking. Benefits include increased security, convenience, avoiding on-street parking permits, and potentially lower car insurance premiums.
3. Proximity to Local Amenities (29%)
Nearly a third of buyers prioritize being close to local amenities, including train stations and town centers. Proximity to such amenities can significantly increase property value, with Yopa reporting an average price premium of £82,000 for homes near town centers.
4. A Garage (26%)
A garage offers security and insurance benefits similar to off-street parking. Its value varies based on type and location, and some buyers may appreciate the potential for a garage conversion.
5. More Living Space (18%)
One in five buyers still seek more living space, although the market has calmed since the stamp duty incentives. The cost of larger homes varies significantly, with detached homes in the UK costing an average of £161,000 more than semi-detached properties.
