After all the preparation, viewings and waiting, finally seeing a figure on the table makes the move feel that little bit closer.
But before you simply accept the highest offer, it’s worth taking a moment to look beyond the price.
Because when it comes to selling your home, the highest offer isn’t necessarily the strongest offer — and the strongest buyer isn’t always the one offering the most money.

So, what makes a strong buyer?
Every buyer is different, and there isn't a one-size-fits-all answer.
The right buyer for you will depend on your own circumstances and what matters most to you. Perhaps you need to move quickly, perhaps you have a property you're buying, or perhaps getting the very best possible price is your priority.
That's why, when an offer comes in, it's important to look at the whole picture.
Chain-free buyers
A buyer who doesn't need to sell a property before buying yours can be in a particularly strong position.
They could be a first-time buyer, someone who has already sold their home, or perhaps someone currently renting.
With no property sale sitting beneath them, there are fewer links in the chain — which can mean fewer opportunities for delays.
Of course, being chain-free doesn't automatically make someone the perfect buyer, but it can certainly be an advantage.
Cash buyers
A cash buyer can also be attractive because they don't need to arrange a mortgage to purchase your property.
But it's important to establish exactly what "cash buyer" means.
A buyer may describe themselves as a cash purchaser, but what matters is whether the funds are actually available and ready to use.
That's why we take the time to establish a buyer's financial position before recommending an offer to you. It's not just about the figure on the piece of paper — it's about how realistic it is that the buyer can complete.
Buyers with their finances in place
For buyers who do need a mortgage, having a Mortgage Agreement in Principle already in place is a positive sign.
It shows that they've spoken to a lender and have an idea of what they can afford.
It isn't a guarantee that the mortgage will ultimately be approved, but it means an important part of the process has already started.
A buyer who has prepared their finances before making an offer is generally in a much better position to move forward once that offer has been accepted.
Buyers who are ready to move
Some buyers are simply more prepared than others.
They've done their homework, know what they want, have their finances organised and are ready to instruct their solicitor and get moving.
They may also have already sold their own property or have a clear understanding of their timescales.
These are all useful things for us to establish because, as your estate agent, our job isn't just to find you an offer — it's to help you understand how likely that offer is to turn into a successful sale.
When £10,000 more isn't necessarily better
Imagine you receive two offers.
Buyer A offers £10,000 more but still needs to sell their own home, hasn't instructed a solicitor and hasn't arranged their mortgage.
Buyer B offers slightly less but is chain-free, has their finances in place and is ready to get started.
It's very easy to look at the two figures and immediately focus on Buyer A.
But which buyer gives you the greatest confidence that you'll actually reach completion?
Sometimes, accepting a slightly lower offer from a buyer who is in a much stronger position can be the decision that gets you moving sooner — and with considerably less uncertainty along the way.
Of course, the decision is always yours. Our role is to make sure you have all the information you need to make it with confidence.
What about the property chain?
Chains are a normal part of buying and selling property. In fact, most of us have probably experienced one at some point!
Being in a chain doesn't automatically mean that your sale will be complicated or delayed. What matters is understanding what's happening within that chain.
Has everyone agreed their sale? Have solicitors been instructed? Are mortgages progressing? Is anyone waiting for something before they can move forward?
The more we know, the better we can advise you.
And once a sale is agreed, keeping track of the chain and communicating with everyone involved becomes just as important as getting the original offer.
Why buyer qualification matters
When you receive an offer, we won't simply tell you the price and leave you to decide.
We'll talk you through the buyer's position so you can compare offers on a like-for-like basis.
We'll look at things such as:

And because no two moves are the same, we'll also take the time to understand what matters most to you.
If you need to move by a particular date, certainty may be more important than squeezing every last pound out of the sale. If you're not in a hurry, maximising the price might be your priority.
