Simple Ways to Give Your Home the Best Chance of Selling Quickly, and for the Best Possible Price

Selling your home is a big decision. Whether you’re moving to somewhere bigger, downsizing, relocating or simply ready for a change, you’ll naturally want to achieve the best possible price — without your property sitting on the market for months.

The good news is that there are plenty of things you can do to give your home the best possible start.

At McDonald Estate Agents, we’ve been helping people buy and sell homes across Blackpool and the Fylde Coast since 1948. We’ve seen plenty of changes in the property market over the years, but one thing hasn’t changed: getting the basics right from day one really does make a difference.

So, before you put up that For Sale board, here are 12 things worth considering.

1. Make the most of your launch

The first few weeks on the market are important. This is when your property is new, fresh and appearing in front of buyers who have been waiting for something just like it.

That means your home needs to make an impact from the moment it launches.

Good photography, the right asking price, an appealing description and a well-presented property all work together to create that crucial first impression.

You only get one chance to launch your property, so it pays to get it right.

2. Get the asking price right

It can be tempting to choose the highest valuation you’re given. After all, who wouldn’t want to hear that their home is worth more?

But an ambitious asking price can sometimes work against you.

Pricing your property correctly from the outset helps attract the right buyers, generate interest and create the opportunity for competing offers.

At McDonald Estate Agents, our valuations are based on our knowledge of the local market, current competition and comparable properties — not simply a figure designed to win your instruction.

Honest advice at the start can save a lot of frustration later.

3. Be ready to respond to buyers

When someone makes an enquiry about your home, they’re interested now.

If a buyer has found three properties they like, the agent who responds quickly and arranges the viewing could be the one who gets the opportunity to show them around.

Of course, you can't always be available at a moment's notice, but keeping your agent informed about your availability and being as flexible as possible with viewings can help.

It’s also why having an estate agent who is available, responsive and willing to follow things up can make such a difference.

4. Don’t forget the front of your home

Before a buyer even walks through the front door, they’ve already formed an opinion.

Take a look at your home as though you were seeing it for the first time.

Could the garden do with a tidy-up? Are the windows clean? Does the front door need a fresh coat of paint? Are bins, weeds and general clutter creating an unnecessary distraction?

You don’t need to spend a fortune. Sometimes a little time and effort is all it takes to make your home look cared for and welcoming.

5. Make your home viewing-ready

First impressions don't stop at the front door.

A clean, tidy and well-presented home allows buyers to concentrate on the property itself rather than being distracted by clutter or unfinished jobs.

You don't need to make your home look like a show home. Just aim to make each room feel as spacious, light and welcoming as possible.

Put away excess belongings, clear kitchen worktops, open curtains and blinds, and let as much natural light into the rooms as you can.

6. Give your garden some attention

Whether you have a large garden, a small courtyard or a simple outdoor space, don't overlook it.

For many buyers, outside space is an important part of their decision, particularly during the spring and summer months.

Mow the lawn, tidy borders, remove weeds, clean patios and give outdoor furniture a quick refresh.

Again, you don't need to spend a fortune. A little effort can make your outside space feel somewhere buyers would actually like to spend time.

7. Think about what buyers will notice

You know your home better than anyone, which can sometimes make it difficult to spot the little things that a buyer might notice immediately.

A dripping tap, a loose door handle, a scuffed wall or a broken light fitting might seem insignificant when you've lived with it for years, but small maintenance jobs can contribute to an overall impression.

Walk through your home with fresh eyes and make a list of those little jobs you've been meaning to get around to.

You don't need to renovate your entire home — just make sure the obvious niggles don't become distractions.

8. Make sure your property tells a story

While your estate agent is responsible for creating the marketing, you can help by giving them all the information they need.

Think about the things you love about your home and the reasons you chose it in the first place.

Perhaps it's the quiet position, the fantastic garden, the amount of natural light, the excellent storage, the friendly neighbourhood or how convenient it is for local amenities.

Your agent can use this information to help showcase what makes your home special.

9. Consider the little improvements

It can be tempting to think that you need to spend thousands of pounds improving your home before putting it on the market.

Usually, that's not necessary.

Instead, think about simple improvements that could make your home more appealing without eating into the money you're hoping to make from the sale.

A fresh coat of paint in a tired room, replacing an old shower curtain, updating tired sealant or simply giving the kitchen and bathroom a really thorough clean can all make a difference.

The key is to avoid spending money on improvements that buyers may not value.

If you're unsure, ask your estate agent for their opinion before committing to any major work.

10. Keep your property looking its best

Once your property is on the market, the photographs and marketing may attract the buyer — but it's the viewing that gives you the opportunity to turn that interest into an offer.

Try to keep your home looking as good as it did when the photographs were taken.

Beds made, rooms tidy, washing put away and dishes out of sight may sound obvious, but they all help buyers concentrate on the space and imagine themselves living there.

And if you have pets, it's worth remembering that not everyone is an animal lover. Where possible, keeping pets and their belongings out of the way during viewings can help.

11. If you're chain-free, make it known

Being chain-free can be a big advantage.

For buyers who want to move quickly, a property without a complicated chain can be particularly attractive.

So, if you are chain-free, make sure your estate agent knows — and make sure potential buyers know too.

It's another piece of information that could help your property stand out from the competition.

12. Choose your estate agent carefully

Perhaps the most important tip of all.

Selling a property isn't simply about putting it on Rightmove and waiting for the phone to ring.

You need an agent who knows the local market, understands how to market your home, responds quickly to enquiries, negotiates effectively and — importantly — keeps working after an offer has been accepted.

At McDonald Estate Agents, we’ve been part of the Fylde Coast property market since 1948. We’re independently run, our Directors are actively involved in the business, and our team brings decades of industry experience to every sale.

We also know that selling a home can be stressful. That's why we believe communication, straightforward advice and being proactive throughout the process matter just as much as getting your property on the market.

Ready to make your move?

There’s no magic formula for selling a home — but getting the right things right from the beginning can make a real difference.

From presentation and pricing to marketing, negotiating and progressing the sale, every part of the process plays a role in achieving the best possible result.

And that's where experience matters.

If you're thinking about selling your home in Blackpool, Bispham, Cleveleys, Poulton-le-Fylde or the wider Fylde Coast, why not have a chat with the team at McDonald Estate Agents?

We’ll give you honest advice, explain your options and help you understand what your property could achieve in today's market.

Because all estate agents are not the same — experience matters.
